Other people's money, handled right.
Errors and omissions for closing mistakes, crime and fidelity cover, social engineering and wire fraud, cyber for client data, and general liability for escrow, title and settlement offices.

Wires, payoffs and missed liens
Escrow and title offices hold large sums for short periods, which makes them a target. The most common loss today is a spoofed email that sends a buyer's down payment or a seller's proceeds to a criminal. Next come errors: a missed payoff, a lien left off the report, a document recorded late.
In California, independent escrow companies are licensed by the Department of Financial Protection and Innovation and must meet bonding rules, while title insurers answer to the Department of Insurance. I build your E&O, crime and cyber so the wire-fraud gap between them is closed.
- Errors and omissionsClosing, payoff and recording mistakes.
- CrimeEmployee theft from trust accounts.
- Social engineeringFunds wired on fake instructions.
- CyberBreaches of client financial data.
What underwriters will ask
Having these ready means I can go to market on the first call. The quote form asks for the same things, and anything you don’t know yet can wait.
- Office: escrow, title, or settlement work, and locations.
- Licenses: state license and bond details.
- Volume: yearly closings and typical deal size.
- Wire controls: call-back rules and two-person approval.
- Staff: employees, notaries and who touches trust funds.
- History: current E&O and crime policies and any claims.
Escrow and title insurance, answered
Does E&O cover a fraudulent wire?
Often not. Many E&O forms exclude loss of funds from fraud. Social engineering cover on a crime or cyber policy is usually where that sits, subject to its terms and limits.
Is a fidelity bond the same as crime insurance?
They overlap. Both can pay for employee theft. Licensing bonds protect the public, while crime insurance protects your business. I'll show you what each does.
Do I need cyber if I already have E&O?
Yes, in most cases. E&O answers for professional mistakes; cyber can pay for breach response, notification and data restoration, subject to the policy.
Are mobile notaries covered under my policy?
Only if they're your employees and the policy includes them. Independent signing agents should carry their own E&O and bond.
Do you offer title and escrow agent insurance outside California?
Yes. Clients across the country send the same quote form. Sam Alishahi is licensed in 48 states and Washington, DC and places policies there directly. In Florida and Washington, where Sam's licenses are still being issued, a partner agency in your state helps in the meantime. The shopping across carriers works the same way. Rules, minimums and markets differ by state — see insurance requirements by state.
Close the gaps before closing day
Send me your license, yearly closings and how you verify wires. I'll quote E&O, crime and cyber together.
