Values, reports and who relies on them
When a lender, buyer or insurer relies on your value and the deal goes wrong, the claim names your report. Real estate appraiser E&O claims often come after a foreclosure, when a lender says the home was over-valued. Fine art claims follow a sale or a loss settlement. Auto damage claims come from disputed repair estimates.
Real estate appraisers in California are licensed by the Bureau of Real Estate Appraisers and work under USPAP. I quote E&O built for your type of appraisal, then add general liability for site visits, cyber for borrower data, and auto coverage for the miles you drive between inspections.
- Errors and omissionsClaims that a value or report was wrong.
- General liabilityInjuries or damage during inspections.
- Cyber liabilityBorrower and client data in your files.
- AutoDriving to properties, lots and collections.

Appraiser insurance, answered
Do appraisal management companies require E&O?
Most do, with set limits and sometimes a copy of the policy. Send me their requirements and I'll quote to them.
Does E&O cover a board complaint?
Many appraiser E&O policies include some coverage for license defense, subject to the policy terms and sub-limits. I point out which ones do.
I appraise art and jewelry. Is real estate E&O enough?
No. Personal property appraisals need E&O that names that work. Values and buyers are different, and so are the claims.
Are auto damage appraisers licensed in California?
Appraisers who estimate vehicle damage for insurers may need a Department of Insurance adjuster license, depending on how they work. Your E&O should list that work specifically.
Do you offer appraiser insurance outside California?
Yes. Clients across the country send the same quote form. Sam Alishahi is licensed in 48 states and Washington, DC and places policies there directly. In Florida and Washington, where Sam's licenses are still being issued, a partner agency in your state helps in the meantime. The shopping across carriers works the same way. Rules, minimums and markets differ by state — see insurance requirements by state.
