Care, property and staff under one roof
A care home combines a residence, a business and a care operation. Claims usually come from falls, wandering, medication errors and abuse allegations, which fall under professional liability and abuse coverage. The building, residents' belongings and workers' comp for caregivers round it out.
Facilities are licensed by the state's Community Care Licensing Division, and the market for residential care is specialized. I place board and care and assisted living coverage with carriers that write the class, from single six-bed homes to larger communities.
- Professional liabilityFalls, medication errors and care-related claims.
- Abuse and molestationOften required and often excluded unless added.
- PropertyThe home or building, furnishings and equipment.
- Workers' compCaregivers and staff.
What underwriters will ask
Having these ready means I can go to market on the first call. The quote form asks for the same things, and anything you don’t know yet can wait.
- License: facility type, license number and licensed capacity.
- Residents: census and levels of care, including memory care.
- Staff: caregivers, payroll and staffing ratios.
- Building: own or lease, construction, sprinklers and alarms.
- Survey history: recent licensing citations.
- History: current policies and claims.
Assisted living insurance, answered
Does my homeowners policy cover a board and care home?
No. Running a licensed care facility is a business, and homeowners policies exclude it. The home needs a commercial policy written for residential care.
What's the most common claim?
Resident falls. Professional liability covers claims that care fell short.
Is abuse coverage necessary?
For care facilities it's commonly expected, and it's excluded from many policies unless added.
What do underwriters rate on?
Licensed capacity, levels of care, staffing, building protection, citations and claims history.
Do you offer assisted living insurance outside California?
Yes. Clients across the country send the same quote form. California policies are placed directly; outside California the request is handled together with a partner agency in your state, and the shopping across carriers works the same way. Rules, minimums and markets differ by state — see insurance requirements by state.
Tell me about your facility. I'll shop it.
Your license type, capacity and staffing are enough to start.

Tell me how to reach you. I’ll take it from there.
Takes about 30 seconds. I review every request personally and call you back, usually the same day.
