Property coverage for licensed cannabis premises: the building or your improvements, equipment, finished goods and the income you lose while a damaged site is rebuilt.

A statement of values drives the quote
Most standard property policies exclude cannabis stock, and some exclude the whole occupancy, so licensed operators insure their premises through cannabis programs and surplus lines markets. Those markets want values broken out by location: building or tenant improvements, equipment, stock and business income, with construction, fire protection and security for each site.
The cannabis program I'm appointed with considers property up to 10 million dollars in total insured value per location, subject to its underwriting. Larger or harder sites go to other specialty markets. I also read the lease, since landlords of cannabis tenants often decide who insures the build-out and require their own interests to be named.
- Building or improvementsThe structure you own, or the build-out you paid for.
- Equipment and fixturesGrow lights, extraction systems, safes and display cases.
- StockFinished and in-process goods, on the terms each market offers.
- Business incomeLost income and extra expense after a covered loss.
What underwriters will ask
Having these ready means I can go to market on the first call. The quote form asks for the same things, and anything you don’t know yet can wait.
- Locations: address, license type and what happens at each site.
- Building: construction, year built, square footage and roof.
- Protection: sprinklers, alarms, cameras and fire district.
- Values: building or improvements, equipment, stock and business income.
- Lease: who insures the build-out and any landlord requirements.
- History: current policies and property claims.
Cannabis property insurance, answered
Will my regular property policy cover cannabis inventory?
Often not. Many standard policies exclude cannabis goods, which is why licensed operators buy property through markets that write the industry.
How high can a cannabis property limit go?
It depends on the market and the site. One program I'm appointed with considers up to 10 million dollars in total insured value per location, and larger schedules can be split across markets.
How is stock valued?
Each market sets its own valuation terms for cannabis goods, such as cost or a selling-price basis. I compare that wording across quotes, not just the limit.
I lease the space. What do I insure?
Usually your improvements, equipment, stock and income. The lease says who insures the building and the build-out, and it often requires the landlord to be named.
Do you offer cannabis property insurance outside California?
Yes. Clients across the country send the same quote form. Sam Alishahi is licensed in all 50 states and Washington, DC and places policies there directly. The shopping across carriers works the same way. Rules, minimums and markets differ by state — see insurance requirements by state.
Send your values by location. I'll shop it.
Addresses, construction, protection and values per site are enough to start.
