Property coverage without liability
The California FAIR Plan and many dwelling fire policies insure the building but not your liability. If a guest or tenant is hurt, you may have no coverage for the claim or your legal defense.
A CPL policy adds personal liability for those properties. It's also a common way to cover several rental homes under one liability policy, and it can sit beneath an umbrella.

Personal liability (CPL), answered
Does the California FAIR Plan include liability?
No. The FAIR Plan covers the dwelling and some property, not personal liability. CPL or a difference-in-conditions policy with liability fills the gap.
Is CPL the same as an umbrella?
No. CPL is primary liability for a property. An umbrella sits above your primary liability policies.
Can one CPL cover several rentals?
Often, yes. Carriers schedule the locations on one policy.
What if the property is in an LLC?
