Why it matters

No building, still a risk

Trespassers, hikers, off-road riders and children can be hurt on land you own, and landowners can be sued even when they never visit the property.

A homeowners policy may extend liability to some vacant land you own, but many don't, and land held in an LLC or trust needs its own policy. Vacant land liability is usually inexpensive and simple to place.

Do I need insurance on vacant land?

It isn't required by law, but a single injury claim can be expensive to defend. Lenders on land loans often require it.

Does my homeowners policy cover my lot?

Sometimes, for land you own personally. Land owned by an LLC or trust, or used for anything else, usually needs its own policy.

What about when I start building?

Once construction starts, you'll need builder's risk and the contractor's liability. I can line those up.

Is ponds or water a problem?

Water increases risk. Tell me about ponds, creeks or pools so the policy is accurate.

Do you offer vacant land insurance outside California?
