How it works

What a storage owner actually needs

A self storage facility needs building and liability coverage like any commercial property, plus coverage for claims tied to tenants' belongings: a unit damaged by a roof leak, or a lien sale a tenant later disputes.

I place storage facilities with carriers that write the class, and can pair the facility policy with a tenant protection or tenant insurance program so tenants' belongings are covered separately.

  • PropertyBuildings, gates, fencing and office.
  • General liabilityInjuries on the property.
  • Customer goodsLegal liability for tenants' stored property.
  • Sale and disposalClaims after a lien sale or disposal of contents.

Before you call

What underwriters will ask

Having these ready means I can go to market on the first call. The quote form asks for the same things, and anything you don’t know yet can wait.

Start the Quote Form

  • Facility: address, year built and number of buildings.
  • Units: count, square footage and climate control.
  • Security: gate, cameras and on-site manager.
  • Tenant program: whether tenants must carry protection.
  • Values: building value and annual rents.
  • History: current policy and loss runs.
Questions

Self storage insurance, answered

Does my policy cover tenants' belongings?

Not automatically. Customer goods legal liability covers claims where the facility is responsible. Tenants' own belongings are covered by a tenant protection plan or their own insurance.

What is sale and disposal coverage?

Coverage for claims from a tenant who says a lien sale or disposal of their contents was wrongful.

Can I offer tenants insurance?

Yes. Tenant protection and tenant insurance programs are common and can add revenue. I'll explain the options.

Is vehicle and RV storage covered?

It can be. Tell me how many spaces and whether they're covered or open.

Do you offer self storage insurance outside California?

Yes. Clients across the country send the same quote form. California policies are placed directly; outside California the request is handled together with a partner agency in your state, and the shopping across carriers works the same way. Rules, minimums and markets differ by state — see insurance requirements by state.

Only your name, phone and email are required; every question here is optional. Sending this form doesn’t bind coverage; coverage starts only when I confirm it in writing.
