Personal Umbrella · Excess Liability

An umbrella sized to what you own.

Umbrella insurance adds liability limits above your home, auto and rental policies for claims that exceed them. For households with real estate, rentals, teen drivers or a public profile, it’s often one of the most cost-effective coverages to add.

How it works

A second layer above everything else

A serious car accident or an injury at a rental property can produce a claim larger than your auto or home liability limit. An umbrella pays after those limits are used up.

It only works as well as the policies underneath it. Mismatched limits, unlisted properties and entity-owned assets are where umbrellas quietly fail.

  • How it paysAfter your home, auto or landlord liability limits are exhausted, and for some claims those policies don’t cover.
  • Underlying limitsCarriers require minimum liability limits on your other policies. A shortfall can leave you paying the difference.
  • LimitsUsually sold in $1M increments, with high-net-worth programs going well beyond $10M.
  • Not coveredYour own injuries or property, business activities, and generally professional liability.
Common gaps

Where umbrellas fall short

Many personal umbrellas exclude entity-owned property, which may need a separate commercial umbrella.

Drivers left off

Every household vehicle and driver, including new teen drivers, needs to be accounted for.

Boats and recreational vehicles

Watercraft, ATVs and golf carts need proper underlying coverage to be included.

Household staff

Board service

Some personal umbrellas extend to unpaid nonprofit board service; others don’t.

Questions

Umbrella insurance, answered

What is a personal liability umbrella policy?

A personal liability umbrella adds liability coverage, usually starting at $1 million, above the limits of your home, auto and rental property policies. It pays after those policies’ limits are used up, and can cover some claims they don’t, depending on the policy.

How much umbrella coverage should I carry?

A common starting point is a limit at least equal to your net worth, adjusted for rentals, drivers in the household and how visible you are. I’ll walk through the factors with you.

Does an umbrella cover my rental properties?

It can, if they’re listed and meet the underlying coverage requirements. Properties owned by an LLC often need a separate commercial umbrella.

Will a personal umbrella cover my business?

Generally no. Personal umbrellas exclude business activities, which need commercial liability and a commercial umbrella.

Do I need to change my auto and home policies?

Sometimes. The umbrella carrier sets minimum underlying limits, and raising those limits is often part of setting up the umbrella.

Do you offer personal umbrella insurance outside California?

Yes. Clients across the country send the same quote form. California policies are placed directly; outside California the request is handled together with a partner agency in your state, and the shopping across carriers works the same way. Rules, minimums and markets differ by state — see insurance requirements by state or high-value home insurance by state.
