Irvine was developed as a master-planned city, organized into villages with their own associations, parks and schools. Single-family homes, many built from the 1970s to today, sit alongside large numbers of townhomes and condominiums, and newer villages continue to be built on the city’s edges.

Insurance problems I see in Irvine
- Walls-in coverage confusion. Master policies vary between covering bare walls and covering original fixtures. Your HO-6 limit should fill whatever the HOA doesn’t.
- Condos rented to tenants. Owners who rent out a unit need a policy written for a rented condo, plus liability that reflects having a tenant.
- Student and roommate rentals. Homes rented by the room to students raise liability and occupancy questions some carriers decline. Landlord coverage should match how the home is actually rented.
- Startups and professional firms. Growing companies need professional liability, cyber and workers’ comp, often before a client contract will be signed.
- Renters. Tenants in large apartment communities are often required to carry renters insurance with a set liability limit.

Yes. For single-family HOA homes you typically insure the whole house, and for condos and many townhomes your HO-6 covers what the master policy doesn’t, plus belongings, liability and loss assessments. The CC&Rs and master policy tell you where the line is.
Is wildfire a concern in Irvine?
For neighborhoods near the foothills and open space, yes. The 2020 Silverado and Bond fires led to large evacuations. Much of the city’s interior faces less exposure, but carriers review each address.
I’m renting my Irvine condo to a student. What changes?
Your owner-occupied condo policy likely won’t fit. You need a policy for a rented unit, and it’s reasonable to require the tenant to carry renters insurance.
