Newport Beach at a glance

Newport Beach owners often need several policies working together: a homeowners policy, flood coverage for low-lying bay and island homes, a boat policy, and an umbrella over all of it. Newport Coast adds HOA and wildfire questions, and rentals raise permit and coverage issues.

Homes in Newport Beach

Around the harbor, homes on Balboa Island, Lido Isle, Linda Isle and the Balboa Peninsula sit close to the water, many on small lots and some with private docks. Corona del Mar mixes older cottages with rebuilt homes on the bluffs, while neighborhoods like Eastbluff and Westcliff have midcentury homes above the Back Bay.

Newport Coast, in the hills above the ocean, is largely made up of gated communities with custom homes and HOA-maintained landscaping, some bordering open space. Many harbor homes are second homes or rentals, and rebuild costs often call for high-value coverage.

Newport Beach risks, and the coverage for each

Water is the defining risk around the harbor. Up in the hills, it’s wildfire and slope.

  • Flood and high tidesLow-lying areas such as Balboa Island and parts of the peninsula can flood during very high tides and storms, and seawalls protect many bay-front homes. Homeowners policies exclude flood; a flood policy is separate, and lenders require it in high-risk zones.
  • Boats and docksHomeowners policies usually give little or no coverage for larger boats. A boat policy covers the vessel and boating liability, and docks need their own review.
  • Wildfire in Newport CoastParts of Newport Coast border open space in higher fire hazard severity zones. Check CAL FIRE’s map, and see FAIR Plan and DIC if carriers decline.
  • EarthquakeThe Newport-Inglewood fault runs along this stretch of coast. Earthquake insurance is separate from home and condo policies.

Non-renewals here: of the homeowners policies that came up for renewal in 2023, insurers declined 9.5% in 92660, 9.5% in 92661, 8.4% in 92662 and 8.9% in 92663 (statewide, 9.4%), per California Department of Insurance figures. The FAIR Plan’s share of insured homes in 2022 was 0.2% in 92660, 0.2% in 92661, 0.1% in 92662 and 0.2% in 92663 (statewide, 3.2%). Every year and every ZIP.

Insurance problems I see in Newport Beach

  • Flood coverage above NFIP limits. NFIP policies cap building and contents coverage, so higher-value bay homes may need excess or private flood coverage above them.
  • Short-term rental permits. Newport Beach requires permits for short-term rentals and enforces its rules. A permitted rental still needs coverage written for paying guests.
  • Second homes. Homes used seasonally need policies that fit how often they’re occupied, especially for water damage from unnoticed leaks.
  • HOA master policies. Newport Coast owners should know what the association covers, particularly for attached homes and common walls.
  • Liability from boats and guests. An umbrella should sit above the home, auto and boat policies, and some require specific underlying limits.

Do I need flood insurance on Balboa Island?

If the home is in a FEMA high-risk flood zone and has a federally backed mortgage, the lender will require it. Even without a mortgage, it’s worth serious consideration, since homeowners policies exclude flood.

Does my homeowners policy cover my boat?

Usually only small boats, and only with limited coverage. Most boats kept in Newport Harbor need a separate boat or yacht policy covering physical damage, liability and sometimes crew.

Can I rent my Newport Beach home by the week?

Newport Beach requires a short-term rental permit and has rules for permit holders. Check the city’s current requirements, then insure the rental with a policy that allows paying guests.

How much umbrella coverage should a Newport Beach family carry?

It depends on assets, income and exposures such as boats, rentals, teen drivers and entertaining. Umbrella carriers set minimum underlying limits for each policy it sits above.
