Arizona flood risk and NFIP guide

By Alishahi Insurance, independent broker · CA License #4348151 · Updated October 2026 · En español

Short answer: Arizona homeowners and renters policies generally exclude flood. Check FEMA maps, then buy NFIP or private flood coverage. The Arizona Department of Water Resources coordinates floodplain management for the NFIP, and the Department of Insurance and Financial Institutions publishes flood-insurance consumer guidance, including the usual 30-day waiting period.

This guide is general information for Arizona property owners and renters about flood risk and the National Flood Insurance Program. It isn't a coverage determination. FEMA maps, your community's floodplain ordinance and your policy wording control.

Maps and coverage

Look up the address in FEMA's Flood Map Service Center. Special Flood Hazard Areas usually require flood insurance for federally backed mortgages. Coverage outside the SFHA still makes sense in monsoon season. Quote through FloodSmart. Most new NFIP policies have a 30-day waiting period.

ADWR floodplain management

The Arizona Department of Water Resources Floodplain Management program is the state coordinating agency for NFIP activities. ADWR supports local communities with floodplain ordinances, CAP-SSSE and CTP mapping work. Contact ADWR for community floodplain questions.

DIFI consumer guidance

The Arizona Department of Insurance and Financial Institutions explains that flood coverage is separate from standard homeowners insurance, is typically bought through FEMA's NFIP, and usually has a 30-day waiting period. DIFI also posts disaster-assistance resources for consumers after storms.
