Arkansas renters insurance and security deposit guide

By Alishahi Insurance, independent broker · CA License #4348151 · Updated October 2026

Short answer: Arkansas tornadoes and storms make renters insurance worth having, and your landlord's policy doesn't cover your belongings. According to the Arkansas Attorney General, the state's security-deposit law applies only to landlords who rent six or more dwellings. Under that law, the deposit can't exceed two months' rent. When you move, the landlord must return the deposit within 60 days, and any deductions must be listed in a written, itemized list given within that time.

This guide is general information for Arkansas renters. It isn't legal advice, and local ordinances can add rules. Your lease and policy wording control.

Your landlord's policy covers the building, not your belongings or liability. A renters policy (HO-4) covers personal property, personal liability and loss of use; flood is generally excluded (see FloodSmart). Coverage basics: renters insurance. Roommates: whether renters insurance covers roommates. Liability: how much renters liability coverage you need.

Step 1: Who the law covers

According to the Arkansas Attorney General, the security-deposit law (Ark. Code §18-16-301 et seq.) applies only to landlords who rent six or more dwellings.

Step 2: Cap and return

  • The deposit can't exceed two months' rent.
  • The landlord must return the deposit within 60 days after you move.
  • Deductions for damage or past-due rent require a written, itemized list within 60 days of the time you vacate.
  • If damage or unpaid rent exceeds the deposit, the landlord may keep the entire deposit.

Step 3: Tornado season

Renters insurance typically covers your belongings for wind and hail damage, and pays additional living expenses if the unit becomes unlivable. Flood is generally excluded; see FloodSmart.
