Colorado flood risk and NFIP guide

By Alishahi Insurance, independent broker · CA License #4348151 · Updated October 2026 · En español

Short answer: Colorado property policies generally exclude flood. Check FEMA maps and buy NFIP or private flood coverage. The Colorado Water Conservation Board coordinates floodplain management. Sellers must disclose known flooding or drainage problems and whether the property is in a governmentally designated floodplain or wetland.

This guide is general information for Colorado property owners and renters about flood risk and the National Flood Insurance Program. It isn't a coverage determination. FEMA maps, your community's floodplain ordinance and your policy wording control.

Maps and coverage

Use FEMA's Flood Map Service Center. Buyers with federally backed loans in an SFHA generally must insure. Owners and renters outside the SFHA can still buy coverage through FloodSmart. Most new NFIP policies have a 30-day waiting period.

CWCB floodplain office

The Colorado Water Conservation Board publishes flood information and resources and houses Colorado's state floodplain-management coordination for the NFIP. Contact CWCB for community floodplain and mapping questions.

Seller disclosures

Colorado's Division of Real Estate posts guidance on floods and floodplains and a residential Seller's Property Disclosure%20(fillable)_for%20use%20on%20or%20after%20January%201,%202026_0.pdf) (for use on or after January 1, 2026) that asks about known flooding or drainage problems and whether the property is in a governmentally designated floodplain or wetland. Buyers should still pull the FEMA map themselves.
