By Alishahi Insurance, independent broker · CA License #4348151 · Updated October 2026

Short answer: Franklin County's FEMA National Risk Index report ranks hazards for Columbus tracts. The Ohio FAIR Plan is the residual property market for eligible owner-occupied homes that meet Plan guidelines. Keep property maintained and carry Ohio-required auto liability.

This guide is general information for homeowners and drivers in the Columbus area (Franklin County). It isn't legal advice or a coverage determination. Your policy wording, underwriting, city and county ordinances, and state insurance and motor-vehicle rules control. Check your address on FEMA's National Risk Index (county report for Franklin County) and the Flood Map Service Center.

Federal disaster declarations in Franklin County

FEMA's disaster declarations data shows 14 major disaster declarations that included Franklin County since 1974, led by severe storm events (10), flood events (2) and tornado events (2). The most recent: Severe Storms, Straight-Line Winds, Tornadoes, Flooding, and Landslides, 2026, Severe Storms and Straight-Line Winds, 2012, Severe Wind Storm Associated With Tropical Depression Ike, 2008 and Severe Winter Storms, Flooding, and Mudslides, 2005. FEMA also lists 5 emergency declarations for the county in the same data.

Finding your Columbus flood zone

The City of Columbus parcel report on its zoning map marks each property "IN" or "OUT" of the flood zone. According to the city's GIS user guide, Special Flood Hazard Areas are the FEMA zones A, AE, AH, AO, A1-30 and A99, made up of the floodway and the floodway fringe. If your parcel shows "IN" and you have a federally backed mortgage, expect your lender to require flood insurance.

Living downstream of a reservoir dam

Some Columbus neighborhoods sit in a floodplain or floodway below one of the city's water-supply dams. Columbus Public Utilities explains in its water FAQ that this designation comes from the creek or river and the lay of the land, not from the dam, and it refers questions about coverage to an insurance agent and FloodSmart.gov. Homeowners policies don't cover flood, so a home in one of these areas needs a separate flood policy.
