Idaho renters insurance and security deposit guide

By Alishahi Insurance, independent broker · CA License #4348151 · Updated October 2026

Short answer: Your Idaho landlord's policy doesn't cover your belongings. Under Idaho Code §6-321, the landlord must refund your deposit within 21 days after you surrender the premises if your agreement doesn't set a time, and in any event within 30 days. A partial refund must come with a signed, itemized statement. The landlord can't keep any part of the deposit for normal wear and tear.

This guide is general information for Idaho renters. It isn't legal advice, and local ordinances can add rules. Your lease and policy wording control.

Your landlord's policy covers the building, not your belongings or liability. A renters policy (HO-4) covers personal property, personal liability and loss of use; flood is generally excluded (see FloodSmart). Coverage basics: renters insurance. Roommates: whether renters insurance covers roommates. Liability: how much renters liability coverage you need.

Step 1: The refund deadline

Under Idaho Code §6-321, refunds are due within 21 days after you surrender the premises if no time is fixed by agreement, and in any event within 30 days.

Step 2: Itemized statement

A refund for less than the full deposit must come with a signed statement itemizing the amounts kept, the purpose of each, and a detailed list of expenditures from the deposit.

Step 3: Normal wear and tear

The landlord can't keep any part of the deposit for normal wear and tear. The statute defines that as deterioration from intended use, without negligence, carelessness, accident, misuse or abuse.

Step 4: Wildfire and winter

Renters insurance typically covers your belongings for fire and smoke, and pays additional living expenses if the unit becomes unlivable. Flood is generally excluded; see FloodSmart.
