Homes in Rancho Santa Fe

Rancho Santa Fe is an unincorporated community in San Diego County, with the historic Covenant area governed by an association that reviews architecture and land use. Early buildings in the village were designed by Lilian Rice, and Spanish and Mediterranean styles still set the tone.

Homes sit on large lots, many with guest houses, barns, arenas, groves, pools and long private drives. Eucalyptus planted in the early 1900s still shades much of the community. Rebuild costs for these properties often exceed what standard carriers write, so high-value policies are the norm.

  • Vegetation and accessEucalyptus, groves and long private roads affect fire behavior and response. Defensible space, road clearance and water sources come up in underwriting.
  • Horses and outbuildingsBarns, arenas and guest houses need their own limits, and liability involving horses is often limited on homeowners policies.
  • EarthquakeFaults cross coastal San Diego County, and quake damage is excluded from home policies. Earthquake insurance is separate.

Non-renewals here: of the homeowners policies that came up for renewal in 2023, insurers declined 8.7% in 92067 and 11.8% in 92091 (statewide, 9.4%), per California Department of Insurance figures. The FAIR Plan’s share of insured homes in 2022 was 7.6% in 92067 and 1.6% in 92091 (statewide, 3.2%). Every year and every ZIP.

Insurance problems I see in Rancho Santa Fe

  • Estates above the FAIR Plan limit. The FAIR Plan’s residential dwelling limit may fall well short of an estate’s rebuild cost, so excess layers and a DIC policy are coordinated around it.
  • Mitigation not credited. Fire-resistant construction, sprinklers, defensible space and on-site water can help, but only if documented for underwriters.
  • Household and ranch staff. Housekeepers, gardeners and grooms raise workers’ compensation and liability questions beyond a typical home.
  • Collections, wine and cars. Art, jewelry, wine and collector cars belong on scheduled or agreed-value coverage.
  • Large liability exposure. Events, horses, pools and staff call for a substantial umbrella coordinated across properties and vehicles.

Can a Rancho Santa Fe estate get admitted coverage?

Some can, particularly homes with strong fire-resistant construction and documented mitigation. Many are placed with surplus lines insurers, which aren’t backed by the California Insurance Guarantee Association, or on a FAIR Plan policy with DIC and excess coverage.

Does it help to have a private water source or fire pump?

It can. Underwriters consider on-site water, sprinkler systems and access for fire crews, along with defensible space and roof type. Keep documentation and photos.

How are barns and arenas insured?

As other structures with limits set to their replacement cost. Equipment, tack and feed may need separate coverage, and commercial boarding or lessons are typically insured as a business.

Does my homeowners policy cover my horses?

Generally it doesn’t cover the horses themselves, and liability involving horses is often limited. Equine mortality and equine liability coverage are available separately.
