Iowa renters insurance and security deposit guide

By Alishahi Insurance, independent broker · CA License #4348151 · Updated October 2026

Short answer: In Iowa, your landlord's policy doesn't cover your belongings or liability. Under Iowa Code §562A.12, a landlord can't take more than two months' rent as a deposit. Within 30 days after the tenancy ends and they receive your mailing address, the landlord must return the deposit or give you a written statement of the specific reasons for keeping any of it. If they miss that, they forfeit the right to withhold. Bad-faith retention can add punitive damages of up to twice the monthly rent.

This guide is general information for Iowa renters. It isn't legal advice, and local ordinances can add rules. Your lease and policy wording control.

Your landlord's policy covers the building, not your belongings or liability. A renters policy (HO-4) covers personal property, personal liability and loss of use; flood is generally excluded (see FloodSmart). Coverage basics: renters insurance. Roommates: whether renters insurance covers roommates. Liability: how much renters liability coverage you need.

Step 1: Deposit cap

Under Iowa Code §562A.12, a deposit can't exceed two months' rent, must be held in a federally insured institution, and can't be commingled with the landlord's personal funds.

Step 2: The 30-day statement

  • Within 30 days after the tenancy ends and the landlord receives your mailing address or delivery instructions, the landlord must return the deposit or give a written statement of the specific reasons for withholding any portion. For damage, the statement must specify the nature of the damage.
  • Allowed reasons are limited to unpaid rent or other funds due, restoring the unit (ordinary wear and tear excepted), and certain possession costs.
  • In a dispute, the landlord has the burden of proof for any amount withheld.
  • If the landlord fails to provide the statement within 30 days, they forfeit all rights to withhold any portion.
  • If you don't give an address within one year, the deposit reverts to the landlord.

Step 3: Bad-faith penalties

Bad-faith retention can subject the landlord to punitive damages up to twice the monthly rent, plus actual damages. The court may award attorney fees to the prevailing party.

Step 4: Storms and floods

Iowa renters face derechos, tornadoes and river flooding. Renters insurance typically covers belongings for wind damage. Flood is generally excluded; see FloodSmart.
