Short answer: St. Lucie tracts.

This guide is general information for homeowners and drivers in the Port St. Lucie area (St. Lucie County). It isn't legal advice or a coverage determination. Your policy wording, underwriting, city and county ordinances, and state insurance and motor-vehicle rules control. Rain, the river and the canals

The City of Port St. Lucie's flood page lists its flood sources as the St. Lucie River, the canals that drain into it, and "flooding from the sky" during several rainy days in a row. The city names two repetitive-loss areas: land along the St. Lucie River, and the area just west of I-95 from roughly Becker Road to Tradition. In those areas, Public Works will visit and recommend ways to retrofit your home.

Port St. Lucie's flood discount

Port St. Lucie is a Class 5 community in FEMA's Community Rating System. Since April 1, 2023, policies in the Special Flood Hazard Area have received a 25% discount and other properties 10%. The city notes that most flooding in Florida happens outside the SFHA and that new flood policies usually take 30 days to start. If your home floods, ask about Increased Cost of Compliance coverage, and call the Building Department to find out whether substantial-damage rules apply.
