Since 1968, Hernando County has been part of 22 federal major disaster declarations, according to FEMA's declarations summaries; by incident type the most common were hurricane events (11), severe storm events (4) and freezing events (3). Elevation certificates
Hernando County joined the NFIP and started recording elevation certificates in the early 1970s. It says that if your home was built before then, it doesn't have one on file, and the home was likely built below today's floodplain elevation. The county also says it keeps local watershed data that may not appear on FEMA's maps. Check your zone and base flood elevation on the county's Forerunner Map.
Checking for sinkholes
The Hernando County Property Appraiser's GIS FAQ explains how to see whether a home has a sinkhole on record. Open the GIS Map tab in the property search and turn on the Stabilization Permit Complete and Sinkhole Unrepaired layers. A blue triangle marks a repaired sinkhole, and a red triangle marks an unrepaired one. Run that check before you buy. Ask your agent exactly what your policy pays for sinkhole damage, and get it in writing.
