Short answer: Under RCW 48.18.2901, a Washington insurer that won't renew your homeowners policy must give you written notice at least 60 days before it expires, including its actual reason. For claims, the Office of the Insurance Commissioner says insurers must respond within set deadlines and explain in writing if they need more time. A rule update proposed in 2026 would change those deadlines.
Non-renewal
RCW 48.18.2901 requires:
- Written notice at least 60 days before the policy expires
- The insurer's actual reason for not renewing
Claim deadlines
The OIC's claim guide says:
- 15 business days after your completed forms: the insurer accepts, denies or tells you it needs more time
- 30 days: the investigation should be complete if possible
- 45 days: if it isn't complete, the insurer must explain why
The OIC has proposed changes to WAC 284-30-380, rule R 2025-05. They would measure the deadline as 30 calendar days from notice of the claim and require updates every 30 days. Check the OIC for the current status.
