West Virginia flood risk and NFIP guide

By Alishahi Insurance, independent broker · CA License #4348151 · Updated October 2026

Short answer: West Virginia's Flood Tool is a free public map built for floodplain managers, insurance agents, real estate agents, planners and residents to judge flood risk for a specific property. It shows FEMA National Flood Hazard Layer data with best-available flood reference data, addresses, stream names and elevation contours, and it carries a simple rule: if in doubt, it's not out.

This guide is general information for West Virginia property owners and renters about flood risk and the National Flood Insurance Program. It isn't a coverage determination. FEMA maps, your community's floodplain ordinance and your policy wording control.

Use the WV Flood Tool

The WV Flood Tool is designed to help floodplain managers, insurance agents, developers, real estate agents, local planners and citizens make informed decisions about flood risk for a specific area or property. Data are directly sourced from FEMA's National Flood Hazard Layer, combined with best available flood reference data from FEMA and other approved sources and base layers like aerial photos, roads, elevation contours, addresses and stream names. There are public and expert views, plus a mobile version.

"If in doubt, it's not out"

The tool's own reminder is worth taking literally in a state where so many homes sit along narrow creek valleys: if your lot is near a mapped boundary, treat it as in the floodplain until a surveyor or your local floodplain manager says otherwise. Ask about an elevation certificate before you buy.

Coverage

West Virginia property policies generally exclude flood. Quote NFIP through FloodSmart; most new policies have a 30-day waiting period.
