Wyoming renters insurance and security deposit guide

By Alishahi Insurance, independent broker · CA License #4348151 · Updated October 2026

Short answer: Your Wyoming landlord's policy doesn't cover your belongings. Under W.S. 1-21-1208, the landlord must deliver or mail the deposit balance, any prepaid rent, and a written itemization of deductions with reasons. The deadline is 30 days after the rental agreement ends or 15 days after receiving your new mailing address, whichever is later. If there's damage, the period is extended by 30 days. You should give the landlord your address within 30 days of termination.

This guide is general information for Wyoming renters. It isn't legal advice, and local ordinances can add rules. Your lease and policy wording control.

Your landlord's policy covers the building, not your belongings or liability. A renters policy (HO-4) covers personal property, personal liability and loss of use; flood is generally excluded (see FloodSmart). Coverage basics: renters insurance. Roommates: whether renters insurance covers roommates. Liability: how much renters liability coverage you need.

Step 1: The deadline

Under W.S. 1-21-1208, the landlord must deliver or mail the deposit balance, any prepaid rent, and a written itemization of deductions with reasons, without interest. The deadline is 30 days after the rental agreement ends or 15 days after receiving your new mailing address, whichever is later. If the unit has damage, the period is extended by 30 days.

Step 2: Give your address

Within 30 days of termination, you're required to tell the landlord where payment and notice can be sent.

Step 3: Allowed deductions

The deposit may be applied to accrued rent, damage beyond reasonable wear and tear, cleaning the unit to its move-in condition, and other costs set by contract. A separately identified utilities deposit has its own refund timeline.

Step 4: Winter and wind

Renters insurance typically covers your belongings for burst pipes, fire and wind, and pays additional living expenses if the unit becomes unlivable. Flood is generally excluded; see FloodSmart.
