Hillside homes north of Sunset are underwritten mainly on wildfire exposure; older homes in the flats on rebuild cost and aging systems; south-of-Wilshire rentals and condos on building age, earthquake and liability.
Homes in Beverly Hills
The flats between Santa Monica Boulevard and Sunset are lined with large traditional houses: Spanish Colonial, Tudor, Georgian and Mediterranean homes, many of them decades old and heavily remodeled. North of Sunset the city climbs into canyon and ridge neighborhoods, including midcentury homes in Trousdale Estates and custom houses along Benedict and Coldwater Canyons.
South of Wilshire the housing changes character: duplexes, small apartment buildings and condominiums, alongside smaller single-family homes. Across all of it, rebuild cost tends to run well above what a standard homeowners policy is built for, which is why so many homes here end up on high-value policies.
Local risks and the coverage they point to
Beverly Hills is a compact city, but risk changes sharply between a hillside lot and a flat street a few blocks south. Underwriters look at the specific address, not the ZIP code alone.
- WildfireThe hillside areas north of Sunset border the brush of the Santa Monica Mountains, and parts of them are mapped in CAL FIRE’s higher fire hazard severity zones. Check the map for your address. Where admitted carriers decline, the fallback is specialty markets or a FAIR Plan policy with DIC coverage.
- EarthquakeThe Los Angeles basin is crossed by active faults, and standard homeowners, condo and landlord policies exclude earthquake damage. Earthquake insurance is a separate decision, and it matters more for older masonry and hillside construction.
- Building code upgradesRebuilding an older home means meeting today’s codes. Ordinance-or-law coverage pays toward those upgrades, and its limit is worth checking on any home built decades ago.
- Liability and valuablesPools, household staff, entertaining and scheduled jewelry or art all shape the policy. Higher liability usually comes from an umbrella policy, and valuables from scheduled coverage.

Non-renewals here: of the homeowners policies that came up for renewal in 2023, insurers declined 10.3% in 90210, 9.5% in 90211 and 9.1% in 90212 (statewide, 9.4%), per California Department of Insurance figures. The FAIR Plan’s share of insured homes in 2022 was 28.8% in 90210, 2.7% in 90211 and 2.1% in 90212 (statewide, 3.2%). Every year and every ZIP.
Insurance problems I see in Beverly Hills
- Non-renewal in the hills. Canyon homes that were insured for years have received non-renewal notices as carriers cut back in fire areas. Start shopping the day the notice arrives; the non-renewal guide explains the timeline.
- Dwelling limits that lag the remodel. A new kitchen, a second story or a basement can push rebuild cost past the policy limit. I work from the home’s current construction, not last decade’s declarations page.
- Rental buildings south of Wilshire. Duplexes and small apartment buildings need landlord or apartment building policies, with loss of rents and liability limits that fit the building.
- Trusts, LLCs and multiple homes. Title held in a trust or LLC should match the named insureds, and owners with several properties often need one umbrella coordinated over all of them.
- Business Triangle tenants. Shops, medical and professional offices typically need a business owner’s policy or professional liability to meet lease requirements.

A dwelling fire or landlord policy rather than a homeowners policy if you don’t live there, with loss of rents and liability. If you live in one unit, some carriers write it on a homeowners form. Earthquake is excluded from both and bought separately.
