- Short-term rental rules. West Hollywood strictly limits short-term rentals. Check the city’s current rules before listing a unit, and remember that condo and renters policies rarely cover paying guests.
- Condo loss assessments. When an HOA’s master policy carries a large deductible, owners can be assessed their share. Loss assessment coverage on an HO-6 policy addresses that.
- Small landlords with older buildings. Landlord and apartment building policies need realistic rebuild values, loss of rents and proof of retrofit work.
- Tenants required to carry insurance. Many leases now require renters insurance with a minimum liability limit and the landlord listed as an interested party.
- Creative and home-based businesses. Stylists, designers and consultants working from home usually need business coverage that a renters or condo policy leaves out.
