Sherman Oaks has a large share of condos and apartment buildings, which makes earthquake retrofits, HOA coverage and landlord policies common questions. Hillside homes to the south and a big community of home-based entertainment and creative workers round out the picture.
Homes in Sherman Oaks
Sherman Oaks is a neighborhood of the City of Los Angeles, near the junction of the 405 and 101 freeways. North of Ventura Boulevard, many blocks are lined with condominium and apartment buildings, including older wood-frame buildings with parking under the units, alongside streets of midcentury single-family homes.
South of Ventura, the neighborhood climbs into the hills toward Mulholland Drive, with hillside homes, canyon streets and newer contemporary builds. Those homes are underwritten very differently from a condo a mile north, mainly because of brush, slope and access.
Sherman Oaks risks, and the coverage for each
Most Sherman Oaks owners face earthquake and water risks first, with wildfire concentrated in the hills south of the boulevard.
- Earthquake and soft-story buildingsThe 1994 Northridge earthquake damaged buildings across the Valley, and Los Angeles now requires retrofits of certain older soft-story wood-frame buildings. Condo, renters and landlord policies exclude quake damage; earthquake coverage is separate.
- Hillside wildfireHomes south of Ventura border brush, and parts of the hills are in higher fire hazard severity zones. Check CAL FIRE’s map for the address.
- Water damage in multi-unit buildingsLeaks travel between units. Your HO-6 or renters policy and the building’s policy each respond to different parts of the damage.
- Heavy rain on slopesHillside streets can see mud and debris in heavy storms. Earth movement is generally excluded from homeowners policies, and a flood policy may cover mudflow as it defines it.
Los Angeles County’s record: about 294,804 acres burned in the wildfires CAL FIRE posted from 2013 through 2025, the largest the Woolsey Fire (2018, 96,949 acres in all); 1,844 National Flood Insurance Program claims since 2005, paid $28 million; 15 federal major disaster declarations since 2000. The county’s full storm history; wildfires by county.
Non-renewals here: of the homeowners policies that came up for renewal in 2023, insurers declined 11.2% in 91403 and 9.5% in 91423 (statewide, 9.4%), per California Department of Insurance figures. The FAIR Plan’s share of insured homes in 2022 was 7.6% in 91403 and 8.2% in 91423 (statewide, 3.2%). Every year and every ZIP.
Insurance problems I see in Sherman Oaks
- Retrofit status on apartment buildings. Carriers ask whether a soft-story building has been retrofitted and want the permits. Owners need apartment building coverage with loss of rents and realistic rebuild values.
- Condo assessments. An HOA with a high master policy deductible can pass a large assessment to owners; loss assessment coverage on an HO-6 policy addresses it.
- Freelancers working from home. Writers, editors, producers and designers often have equipment and client contracts a homeowners or renters policy doesn’t cover. See home-based business and professional liability coverage.
- Condo rented to a tenant. Once you move out and rent your unit, it needs a policy written for a rented condo rather than an owner-occupied one.
- Hillside non-renewals. Homes south of Ventura are seeing the same wildfire non-renewals as the rest of the Santa Monica Mountains.

Sherman Oaks insurance, answered
Does my Sherman Oaks apartment building need a seismic retrofit to get insurance?
Carriers vary, but many ask whether a soft-story building has completed any retrofit required by the city, and some won’t write buildings that haven’t. Completed retrofit permits help both eligibility and earthquake coverage options.
I rent out my condo. Can I keep my regular condo policy?
Usually not. Once the unit is rented, it needs a policy written for a non-owner-occupied condo, with liability and loss-of-rent options. Your tenant should carry renters insurance for their belongings.
I work from home in entertainment. What insurance do I need?
It depends on the work. Equipment coverage, general liability for client meetings and professional liability for errors in your work are common. Many productions require certificates of insurance before you start.
Is flood insurance needed in Sherman Oaks?
Most of the neighborhood isn’t in a high-risk flood zone, so it’s rarely required by lenders. Hillside homes and low-lying streets can still see water and mud in storms, and a flood policy is available outside high-risk zones.
General information about insurance in Sherman Oaks as of September 2026, not legal advice. Hazard maps, local rules and carrier appetite change; check current CAL FIRE, FEMA and city or county sources for a specific address. Coverage depends on underwriting and the terms, conditions and exclusions of the policy actually issued.
