Encino at a glance

In Encino, Ventura Boulevard divides the insurance picture. South of it, hillside homes face wildfire underwriting. North of it, original ranch homes and the large new houses replacing them raise rebuild-cost, construction and liability questions.

Homes in Encino

Encino is a neighborhood of the City of Los Angeles in the southern San Fernando Valley. North of Ventura Boulevard, streets of postwar ranch homes on generous lots have been steadily replaced by much larger new homes, many with pools, guest houses and full-lot landscaping.

South of Ventura, the Encino Hills climb toward Mulholland Drive, with hillside homes on steep lots and canyon streets. Along and near Ventura Boulevard, condominiums and apartment buildings house owners and renters who need condo or renters coverage instead.

Encino risks, and what covers them

Encino’s risks shift block by block with elevation, from brush in the hills to pools and older systems on the flats.

  • Wildfire in the hillsThe hills south of Ventura border the brush of the Santa Monica Mountains, and parts are in higher fire hazard severity zones. Hillside owners facing non-renewal can look at specialty markets or FAIR Plan plus DIC.
  • EarthquakeThe 1994 Northridge earthquake caused widespread damage across the San Fernando Valley, including Encino. Home and condo policies exclude quake damage; earthquake insurance is separate.
  • Construction on the flatsTeardowns and major additions leave a home vacant or partly built for months. Builder’s risk or renovation coverage protects that period.
  • Pools and liabilityMany Encino homes have pools, and many host gatherings. Fencing and gates matter to underwriters, and an umbrella extends liability limits.

Non-renewals here: of the homeowners policies that came up for renewal in 2023, insurers declined 9.5% in 91316 and 10.4% in 91436 (statewide, 9.4%), per California Department of Insurance figures. The FAIR Plan’s share of insured homes in 2022 was 2.7% in 91316 and 4.4% in 91436 (statewide, 3.2%). Every year and every ZIP.

Insurance problems I see in Encino

  • New homes insured like old ones. Owners who rebuild sometimes carry the old home’s dwelling limit forward. A new, larger house needs a limit built from its actual construction and finishes.
  • Hillside non-renewals. Homes in the Encino Hills are being non-renewed as carriers pull back from brush areas; the non-renewal guide covers the timeline.
  • Older ranch homes. Original homes with aging roofs, electrical panels or plumbing can struggle with carriers until updates are documented.
  • Guest houses and ADUs. A guest house rented to a tenant or used by family changes the coverage. See ADU insurance for how it’s handled.
  • Ventura Boulevard offices. Medical, legal and financial offices along the boulevard need professional liability and a business owner’s policy.

I’m tearing down and rebuilding my Encino home. What insurance do I need?

Your homeowners policy usually won’t cover a demolished home or active construction. A builder’s risk or course-of-construction policy covers the new structure and materials, and the site needs liability coverage. Your contract should spell out who buys what.

Is my Encino home in a fire zone?

It depends on the address. Much of Encino north of Ventura Boulevard sits on the valley floor away from brush, while parts of the hills to the south are in mapped fire hazard severity zones. Check CAL FIRE’s map, and remember carriers also use their own wildfire scores.

Does homeowners insurance cover my pool?

The pool is usually covered as part of the property, and liability for guests is included up to the policy limit. Some carriers ask about fencing, diving boards and slides, and may restrict coverage for certain features.

Does my homeowners policy cover my guest house?

A detached guest house usually falls under other structures coverage, which may be too low for a full living unit, and renting it out can change coverage. Tell your carrier how it’s used.
