Short answer: Under NRS 687B.340, a Nevada homeowners insurer that won't renew your policy must give you written notice at least 30 days before it expires. If you think a notice broke the rules, contact the Nevada Division of Insurance.
The rule
- Notice at least 30 days before expiration for non-commercial policies
- Commercial policies require 60 days
- If the insurer doesn't give timely notice, it must renew on the same terms

What to do if you get a notice
- Check the dates. Count from when the notice was mailed or delivered.
- Ask your insurer or agent for the specific reason and whether a repair or update would change its decision.
- Start shopping right away. If regular insurers turn you down, ask about Nevada's FAIR Plan or other residual market, if one exists.
- If the notice seems late or vague, file a complaint with the Nevada Division of Insurance.
