Ohio homeowners insurance guide

Short answer: If two insurance companies won't cover your Ohio home, you can apply to the Ohio FAIR Plan; Ohio law requires you to certify that you contacted at least two companies and coverage wasn't available, and that the property has no outstanding taxes or assessments. Ohio non-renewal notices must explain how to apply to the FAIR Plan. Once you file, Ohio insurers must acknowledge a claim within 15 days, decide within 21 days after proof of loss and pay within 10 days after acceptance.

This guide is general information for Ohio homeowners. It isn't legal advice. Your policy wording controls.

Step 1: Know what a standard Ohio policy leaves out

Flood isn't covered by homeowners insurance anywhere in Ohio, including along the Ohio River and Lake Erie. Quote through FloodSmart. Ask your agent about sewer and drain backup and service line endorsements, which are usually optional add-ons.

Step 2: If you're turned down twice, the Ohio FAIR Plan

Under Ohio Revised Code §3929.44, an applicant for FAIR Plan basic property or homeowners insurance must certify that at least two insurance companies were contacted and coverage wasn't available. You must also certify that there are no outstanding taxes, assessments, penalties or charges on the property, and disclose certain written notices you've received. The FAIR Plan may inspect the property. See FAIR Plan vs. surplus lines home insurance.

Step 3: Read a non-renewal notice carefully

Ohio non-renewal notices must explain the procedure for applying to the Ohio FAIR Plan. For the notice period and pending legislation, see Ohio homeowners non-renewal rules.

Step 4: Hold the insurer to Ohio's claim clock

Under Ohio Adm. Code 3901-1-54, insurers must acknowledge a claim within 15 days, accept or deny within 21 days after a properly executed proof of loss (with written updates at least every 45 days if they need more time) and pay within 10 days after acceptance when the amount isn't in dispute.
