Modern white home with a swimming pool under a blue sky
Independent Insurance Broker · Nationwide

Insurance for what you build, haul, own and live in.

I place homes, rentals, vehicles and businesses for clients across the country, from my office in Beverly Hills, and shop each one across 90+ insurance companies and specialty markets, including surplus lines and Lloyd’s. My specialties are the risks other offices turn away: wildfire-zone and non-renewed homes, high-value homes, investors’ rental property, contractors and trucking.

Hard to Place

Risks other offices turn away

Non-renewed in a brush zone

Specialty wildfire markets, or a FAIR Plan policy wrapped with difference-in-conditions coverage.

Built before 1950

Older buildings with updated roof, electrical and plumbing still have markets, as long as the updates are documented.

Vacant or mid-renovation

Short-term vacant and renovation policies that can convert to landlord coverage when you lease up.

Owned by an LLC or trust

Entity-owned homes and rentals, written in the right name so a claim isn’t questioned later.

Too large for admitted markets

Homes above $5M placed through surplus lines and Lloyd’s, with the diligent-search paperwork handled.

A lender needs it by Friday

Additional-insured wording, loss-payee endorsements and evidence of insurance sent to escrow the day it’s bound.

Process

From first call to bound policy

  1. Tell me about the risk

Call the intake line or send the form below. It takes about five minutes to give me what underwriters ask for first: the address and occupancy, roof year and construction, or payroll and vehicles for a business.

  2. I shop the market

I go to admitted carriers first and to surplus lines when the standard market says no. You get the options side by side, and I walk you through the limits, deductibles and exclusions, not just the premium.

  3. You choose, I bind

I bind the policy and handle the paperwork: certificates, evidence of insurance, lender endorsements, and a review every year before your renewal.

About

Sam Alishahi

I’m an independent broker, not a captive agent. No insurance company owns my book or tells me what to sell, so my job is to find the right carrier for your risk among the 90+ insurance companies and specialty markets I work with.

When your insurance is tied to a purchase, a refinance or a lender’s closing conditions, I know what the escrow officer and the lender’s insurance desk will ask for, and I get the evidence of insurance right the first time.

“I’ve worked with Sam on insurance for multiple properties, and what I appreciate most is that he doesn’t take a one size fits all approach. He takes the time to understand the property, the situation, and what you actually need.”

Mohammad M. · Google review, October 2026

“I had a great experience working with Saman on my California FAIR Plan. He took the time to explain everything clearly and made the whole process very easy.”

Let’s start with the basics

Send what you have and I’ll follow up for anything else underwriters need. If you have a current policy or a renewal notice, keep the declarations page handy.

Prefer to talk (424) 552-4545

Answered 24/7, nights and weekends included, by my intake assistant. I review every request personally and call you back.

Declarations page, renewal or non-renewal notice, loss runs, a DMV or CSLB letter, or photos. A declarations page fills in the questions above for you. PDF, photos, Word or Excel, up to 10 files, 10 MB each.

Only name, phone, email and coverage are required. So your request isn’t lost if you’re interrupted, what you type is saved once you’ve entered a phone or email, and I may reach out personally. Sending this form doesn’t bind coverage; coverage starts only when I confirm it in writing.
    Questions

    Before you call

Are you an agent for one company?

No. I’m an independent broker with access to 90+ insurance companies and specialty markets, admitted and surplus lines, so I shop your risk instead of fitting it into one company’s appetite.

What does it cost to use a broker?

Usually nothing extra, because the carrier pays the commission. Some surplus lines policies carry a broker fee. If yours does, I’ll tell you in writing before you buy.

What is a surplus lines policy?

A surplus lines policy is written by a nonadmitted insurer when the licensed market won’t take the risk. It’s common for wildfire-zone, vacant, older or very high-value properties. These insurers aren’t backed by the California Insurance Guarantee Association, and I explain the trade-off before you choose.

    Who answers the phone?

An AI intake assistant answers the line 24/7 and collects your details. I personally review every request and call you back. The assistant never quotes or binds coverage.

Do you help clients outside California?

Yes. Send your request the same way, from any state. Outside California, your request is handled together with a partner agency in your state.

I was non-renewed. How fast can you help?

Call as soon as the notice arrives. The more time before your expiration date, the more markets I can shop. If you’re within a few days, tell the intake assistant it’s urgent.
